Landlords (Letting only service)
- We will visit your property and offer advice as
to the likely rental achievable and suggest any improvements
which may be necessary before letting.
- Provide you with written explanations of the laws
regarding Gas Safety, Furniture & Furnishings
and Electrical Safety.
- Market/advertise as necessary and search our existing
tenant applications register.
- Interview & arrange for prospective tenants
to view the property.
- Carry out a professional reference on each applicant
and provide recommendations as to their suitability.
- Introduce you to a company that provides insurance services and discuss with you building and contents insurance policies for rented properties.
- Collect first month's rent and security deposit.
- Draw up our standard 'Assured Shorthold Tenancy
Agreement'.
Landlords (Full management
service)
Everything as in the letting only service PLUS:
- Prepare an inventory and schedule of condition if
required (subject to a small charge).
- Advise and assist in the transfer of utility service
accounts.
- Collect and hold a security deposit.
- Collect ongoing rental payments, provide a written
monthly statement of account and forward the rental
balance to the Landlord.
- Pay certain regular outgoings from the rental funds,
provided sufficient funds are available as above.
- Inspect the property at regular intervals and ensure
compliance with the tenancy agreement.
- Look after minor repairs & maintenance up to
an agreed sum and settle out of rental funds as above.
- Assist with insurance claims where requested (subject
to a small charge).
- Take appropriate initial action in the event of
rent arrears or breach of agreement.
- Renew, re-advertise and relet as appropriate.
