What we can do for you ...........

Tenants (on initial application):

  • Check our register of available properties to see if there are any suitable properties to view immediately.
  • Actively search for suitable properties and arrange for you to view ones that match your requirements.
  • Accompany you during viewings of potentially suitable properties and provide information on the type of heating and supplies of utilities.
  • Give you a copy of the Energy Performance Certificate to allow you to make an informed choice regarding the likely costs of living in the property.
  • Take a Holding Deposit from you when you apply for a property, which ensures the property will not be offered to anyone else whilst we undertake references.  We do not reference several potential tenants for the same property and then choose as we feel this is unfair.  Should you proceed and move into the property this deposit will be deducted from the final amount due to move in.  If however you decide not to go ahead the holding deposit will be forfeited.
  • Explain clearly the costs involved and the forms and documents used throughout the process, in plain English.
  • Give you a copy of the tenancy agreement if you request one and any other legal forms required prior to taking up the tenancy, so you can read them and take legal advice in your own time.

Tenants (after successful application):

  • Arrange a convenient time for you to move into your new home.
  • Complete a comprehensive Inventory and Schedule of Condition and make sure you have the opportunity to make any notes or observations on them at the outset of the tenancy.  You will have seven days from the commencement of the tenancy to let us know if we missed any damage on the initial move in inspection.
  • Present you with a copy of the landlord's Gas Safety Certificate to prove compliance with safety laws. 
  • Assist with the smooth hand over of Gas, Electric, Water and Council Tax accounts.
  • Assist with the connection and supply of telephone, broadband and digital TV services if requested to do so.

Where we manage the property:

  • Hold your Security Deposit (Bond) in a separate client's account for repayment at the end of the tenancy, (subject to satisfactory final inspection and no rent arrears).  The Security Deposit will be protected by 'The Dispute Service' and you will be issued with full terms and conditions, prescribed information and a bond protection certificate.
  • Handle any maintenance concerns for which the Landlord is responsible in a prompt and efficient manner.
  • Provide you with emergency telephone numbers so you should never be stuck with an urgent problem out of office hours.
